Am I expected to clean before I depart?
Our company employs housekeepers to clean your unit after your departure. This is added to your rental fee at the time you make your reservation. However, we expect you to do "light clean up" before departure. This means bagging and disposing of trash, washing and storing dirty dishes, and sweeping the floors.
Can I ask for specific room assignments and other special requests?
Many of our guests stay with us year after year. Certain units become their "favorite home away from home". We will note any special requests. However, sometimes maintenance problems do occur or a condominium is sold. All room assignments are made at the time of check-in.
Do I have to arrive on a Saturday?
No, you can arrive and depart any day of the week.
Do you offer handicap rooms?
The public areas in the buildings offer wheelchair access. We are not able to offer fully handicap accessible units.
When can I check-in?
Check-in begins at 3 PM. Most front desks are open 24 hours per day. Activity is brisk at the buildings and early check-in is not possible. If you arrive early please enjoy the area attractions and come to your check-in location at 3 PM. Late arrivals (after 11 PM) for properties other than Phoenix and Island Winds may pick up their keys from a security guard at Island Winds East. If necessary, arrangements to settle your charges the following day, will be made at that time.
When do I check-out?
Check-out is no later than 11 AM. Our housekeeping staff needs between 11 AM and 3 PM to prepare the condominium for the next arrival.

Where do I turn in the unit key?
Return the keys to the front desk of your rental location. Lost keys result in a $50 re-key charge. For security purposes, keys packed in luggage or bags may not be returned via express mail the next day.
Will someone be available to carry my luggage?
Unlike hotels, valets are not available to transport luggage and personal belongings. Carts are provided at each location for a "lighter" check-in and check-out. Please return carts to the lobby when they are no longer needed. Carts can cause severe damage to a condominium hallway. Please do not take the carts inside the rental unit.
Can I use my credit card?
Yes, Brett/Robinson will accept Mastercard, Visa, Discover, and American Express.
How does renting a condo differ from renting a hotel room?
An individual unit is more spacious than a hotel or motel room. You will have a fully equipped kitchen, pools, grills, and hot tubs at your disposal. You will not have valet parking, bell service, daily maid service, or room service.
Is there a minimum night stay?
Yes a 3 night minimum is required. Certain holiday periods require a longer nights stay. Please call our reservation department at 800-211-7892 for more information.
Can I make a reservation online?
Yes. Reservations for stays up to 14 nights may be made on the Brett/Robinson website. A 2 night minimum is required. Certain holiday periods require a longer nights stay.
Can I request a unit on a specific floor?
If you would like to request floor levels please add the request in the comment box provided on the reservation form. We will do our best to accommodate your request.
Do I pay online?
To confirm your reservation, the first nights rent plus tax is charged to your credit card. The balance is due upon arrival. Please refer to terms and conditions regarding cancellation policies. It is important you print a copy of the confirmation for your records. You will receive a receipt and information regarding your stay through the mail within 10 days of making your reservation. If you do not receive this information please contact our office at 800-211-7892.
How do I cancel an online reservation?
Our on-line system cannot accommodate requests for changes or cancellations. Please call the reservation department at 800-211-7892 for assistance.
How do I search for available rentals?
You may search by dates or by property whichever you prefer. Once you have found what you want, click on the "click here to book" button.
I saw a dog outside. Can I bring my dog next time?

What does the condo look like?
Every unit at the Phoenix Condominiums has a balcony facing the Gulf of Mexico. Island Winds East offers a choice of Gulf Front and Side Views. The condominium you rent is privately owned. Can I bring my jet skies, boat, or RV?
Parking spaces are limited at all beach locations. A one bedroom unit receives one (1) parking permit. A two or three bedroom unit receives two (2) parking permits. Any vehicle not displaying a parking permit will be towed. Jet skies, boats and RVs are not permitted.

Can I rent beach chairs and umbrellas?

What should I bring?
A "starter kit" of bath tissue, paper towels, trash bags, bath soap, and dishwashing detergent is supplied. They are not replenished during your stay. We suggest you pack coffee filters, food storage bags, salt & pepper, cooking ingredients, paper products and laundry detergent. Personal items such as hair dryer, sunglasses, sunscreen and beach towels are not supplied. Towels, and bed linens are provided. We request these linens not be taken to the beach. You need to bring your own beach towels and laundry detergent.
What activities are available during my stay?
Once you've checked-in our staff is available to insure a wonderful vacation experience. Amenities at Phoenix locations are pools, tennis, exercise room, hot tub, sauna and security staff. Several include racquetball courts.
What is there to do in the area?
Lots of things! Fishing, swimming, parasailing, sun bathing, shopping at the Tanger Outlet Centre, dining, golf, Waterville, Adventure Island, The Track, a visit to Ft. Morgan, souvenir shopping, rent videos at Coastal Video, etc... For more ideas, check out our Things To Do section!
